acting as licensed real estate agency, hereby accepts the SALES MEDIATION MANDATE pursuant to the following:

TERMS AND CONDITIONS

FIRST.- OBJECT

By virtue of this agreement, the Owner grants SR INFINITY HOMESOLUTIONS S.L. authorization to mediate and market the sale of the following property:

The owner reserves the right to sell the property directly or through other intermediaries to purchasers who have NOT been introduced by SR INFINITY HOMESOLUTIONS.

Should the owner sell the property to a client introduced by SR INFINITY HOMESOLUTIONS bypassing this contract, full commission shall become immediately due.

The owner authorizes SR INFINITY HOMESOLUTIONS to draft and formalize earnest money agreements (Contrato de Arras), with all deposits paid directly into the seller's bank account.

SECOND.- DURATION

The duration of this mandate is 12 months, tacitly renewable for equal consecutive terms, unless terminated in writing by either party at least 15 days prior to expiration.

THIRD.- ASKING PRICE & PROFESSIONAL FEES

PROPERTY ASKING PRICE:
AGENCY COMMISSION: 4 % of the final deeded sale price (+ 21% VAT)4 % (+ 21% IVA)

✓ Professional negotiations: Experienced assistance and leadership during negotiation stages to secure the best price and terms.
✓ Legal, tax and regulatory compliance advice: Verification of title deeds, encumbrances, energy certificates, habitability certificates and tax calculations.
✓ Drafting binding preliminary contracts (Arras): Rigorous preparation of reservation documents and deposit agreements in coordination with legal counsels and notaries.
✓ Buyer solvency and proof-of-funds verification: Strict financial qualification of buyers to eliminate default risks and transaction delays.

✓ Comprehensive Notary closing accompaniment: Full preparation of notary documentation, signing attendance at the Notary Public and key handover.
✓ After-sales service and utility change of ownership: Transfer of electricity, water, community charges, local property tax (IBI), and municipal plusvalia assistance.

FOURTH.- EXPENSES AND TAXES

The property shall be transferred free of all charges, liens, mortgages, tenants, and with community fees up to date. All notary, registry and transmission taxes are payable by the purchaser, except municipal capital gains tax (Plusvalía), which is payable by the seller by law.

FIFTH.- JURISDICTION

For any disputes arising out of the performance of this agreement, the parties submit to the jurisdiction of the competent courts where the property is located (Reus / Tarragona).

Having read and approved all terms, the parties sign two identical counterparts in the place and date indicated below.
